OverUnder provided concept design services for this four-star hotel at the edge of Al Balad, Jeddah’s Heritage District. The sixteen-story building contains a fourteen-story hotel sitting atop two levels of retail. The hotel massing reads as if floating above the retail plinth. White fare-faced precast is matched with brown metal screens to evoke the historic context in a contemporary manner. Through careful planning, the designs maximizes the number of hotel rooms without comprising the quality of the rooms or the public spaces. The hotel component is unified through a sculptural atrium that ties the lobby through to the upper floors.
