The urban and architectural guidelines for this mixed-use residential area envision a contemporary Arab neighborhood as a marina destination integrated with the surrounding city. The waterfront is divided into several smaller districts, each of which works coherently with the larger whole, while expressing variation in the types and image of its buildings. The entire neighborhood fulfills the city’s goals for sustainable communities. The guidelines are designed to regulate massing, materials, fenestrations and screens, program types, and other architectural characteristics. The team tested massing assumptions, residential unit types, core configurations, as well as developed a vision for the architecture and public spaces.
